  • Create capital program budget and portfolio master schedule, including projected deal flow to balance the project delivery
  • Create a procurement strategy to enable you to solicit proposals from all required stakeholders like architects, engineers, and other design consultants necessary for the project or capital program.
  • We initiate a review of existing architectural and engineering documents for general program compliance, constructibility, and cost-effectiveness.
  • Oversight/Review of zoning, permitting, and code issues across the capital plan.
  • Identify value engineering opportunities as necessary to achieve the best value for the client.
  • Review, negotiate, and approve all consultant invoicing.
  • Negotiate landlord's Exhibit, work-letter lease language interpretation, financial concerns, and other matters related to the buildout
  • Establish the most appropriate construction delivery system based on the required delivery need and aligned with the real estate cycle time. (ie competitive bid, time and materials, negotiated GMP).
  • From our roster of over 100 GCs provide qualified licensed contractors for bidding/negotiation that meet the needs in the markets you are focused on.
  • Create and provide GC bid packages, qualify scope and cost, and negotiate and finalize ready-for-construction contracts.
  • Determine and execute the number of construction sites necessary to assess progress and quality control, and to deal with construction issues as they arise.
  • Lead periodic project meetings to coordinate activities of contractors, consultants, clients, and other project stakeholders.
  • Review change order submittals and negotiate or mitigate as needed.
  • Process all approved project cost invoices and submit them to the client for payment.
  • Provide Project Status Report.
  • Ensure timely completion of all consultant and contract activities.
